OLD TILE RECYCLED, NOT LANDFILLED

A leaking, cracking roof was the call. The real damage was hidden underneath.

In June 2018, a Saratoga homeowner reached out for a free consultation. The complaint was straightforward: water was getting in, and the roof tiles were visibly cracking. What they didn’t yet know was that the leak was a surface symptom of a much deeper issue.

We always insist on an in-person evaluation, and this is exactly why. Walking the property revealed two compounding problems: years of weather wear on the tile system, and contained termite damage in the underlying wood structure that no photo or phone call could have caught.

"You can't fix what you can't see. The in-person walkthrough is the difference between a quick patch and a roof that actually lasts."

A patch job would have failed within a season. The roof needed to come off, the damaged framing replaced, and the rebuild needed to address every weak point at once, insulation, ventilation, and water management included. We took on the full scope without splitting it into separate jobs.

The Problem Stack

Four overlapping issues a surface repair would have missed:

Surface
Layer 01

Cracked, brittle tile leaking at multiple points across the roof plane.

Sub- structure
Layer 02

Contained termite damage compromising the underlying wood framing.

Attic
Layer 03

Heat loss and moisture risk from inadequate, dated insulation.

Drainage
Layer 04

Aging gutters prone to debris build-up, clogging, and overflow.

BEFORE · PRE-REBUILD

Cracked tile, surface wear, and the termite damage waiting underneath.

Four systems. One coordinated rebuild.

Rather than chase the leak with a repair, we proposed a single, sequenced rebuild, material selection first, then structural repair, then the integrated envelope of insulation, ventilation, shingles, and gutters.

Phase 01 · Material Selection

Asphalt shingles, chosen for lifetime value.

Recommended :

Concrete tile or asphalt

Selected:

Asphalt shingles

We presented both options honestly. Concrete tile lasts longer (50+ years) but costs more upfront and is brittle to walk on. Asphalt is cheaper at install, flexible for repair, and wind-resistant. The homeowner chose asphalt for affordability and lower lifetime maintenance.

Phase 02 · Attic Insulation

Blown-in insulation, where batt-and-roll can't reach.

Applied:

Pre-roof installation

Coverage:

Full attic envelope

With the damaged wood removed, blown-in insulation was applied throughout the attic before the new roofing system went on. It conforms to any cavity shape, reaching gaps batt-and-roll can’t, and works in concert with the new ventilation to protect the structure.

Phase 03 · Balanced Ventilation

Vent the heat that damages the deck.

Function :

Active airflow

Outcome :

Drier, cooler attic

Insulation alone isn’t enough. Without airflow, super-heated attic air degrades roofing from below and traps moisture against the insulation. Balanced venting moves trapped air out and lets cool outdoor air in, protecting the new shingles and the insulation itself.

Phase 04 · Shingles, Gutters & Guards

The finished envelope, built to need less.

Installed:

New shingles + gutters

Added:

Gutter guards

Asphalt shingles were installed over the rebuilt deck, the gutter system was fully replaced, and we added gutter guards to block debris, eliminate seasonal cleanouts, and prevent overflow that damages fascia, siding, and foundations.

DURING · NEW INSTALL

New shingles going down over rebuilt framing, fresh insulation, and active ventilation.

A roof that solves four problems, and looks like it solved one.

From the street, nothing reads “replaced.” The roof reads quiet, the lines read clean, and the home reads exactly as it always was, but with the structural integrity to outlast the next decade and beyond.

"They didn't just stop the leak — they found termite damage we didn't know about, walked us through every option, and rebuilt the whole system the right way. Years later, it still looks and performs like the day they finished."

Don't wait for the bigger problem to show itself.

A surface leak is rarely just a surface leak. We’ve found termite damage, rotted framing, and failed insulation hiding under what looked like simple repairs. A free in-person evaluation tells you exactly what you’re dealing with — before the damage compounds.
