Why Cupertino Roofs Need a Contractor Who Knows This City

Cupertino sits right where the valley floor climbs into the foothills, and that line changes everything about how a roof performs here. Down on the flats around Rancho Rinconada and Garden Gate you get long, hot, dry summers that bake the oils out of asphalt shingles and make tile underlayment brittle. Move west toward Monta Vista, Regnart, and Lindy Lane and you add canyon wind, heavy oak and bay leaf drop into the gutters, and wildfire exposure.
That last part is the big one, and it has changed recently. The 2025 fire hazard reclassification expanded Cupertino’s very high fire hazard severity zones enormously, from a small pocket to well over a thousand acres, taking in the Monta Vista hillsides and the neighborhoods backing onto Stevens Creek Canyon and the Permanente watershed. As of January 2026 the California Wildland-Urban Interface Code applies to re-roofing in mapped zones, not just new construction. In plain terms: if your Cupertino address sits in a mapped zone, your re-roof has to be a tested Class A assembly with ember-resistant venting and the right valley and eave detailing, and your insurance carrier will very likely ask for documentation. We deal with this every week and we build the compliance into the estimate rather than back-charging for it later.

The rest of the year, roof damage in Cupertino is quiet and slow. UV degrades the shingle surface all summer, then the atmospheric river storms roll through between November and March and test every weak flashing, valley, and penetration at once. Fire zone compliance is now the first conversation

For hillside Cupertino, the re-roof conversation starts with the fire map, not the shingle color. A compliant roof is a tested assembly, meaning the covering, the underlayment, the eave and valley detailing, and the vents all work together. We have seen homeowners buy a Class A shingle, install it over the wrong underlayment with standard vents, and end up with a roof that satisfies nobody, least of all their insurance carrier. We document the assembly and hand you the paperwork.

Fairgrove Eichlers and the R1-e overlay

Fairgrove holds roughly 220 original Eichlers, and since 2001 the City has protected the tract with an R1-e single-story overlay and design guidelines that keep the low, horizontal rooflines intact. These are post-and-beam homes with flat or low-pitched roofs, exposed Douglas fir beams and tongue-and-groove decking, broad eaves, and atriums. No attic, nowhere for a leak to hide, and no ventilation cavity to forgive a mistake. We treat them as the specialty they are, with single-ply or foam systems, correct drain and scupper detailing, and rebuilt curbs at the skylights, which is where most Eichler leaks actually begin.

Rancho Rinconada and the flat-roof ranches

Rancho Rinconada is a large 1950s tract of Stern and Price ranch homes, often confused with Eichlers but built to a simpler, more budget-conscious spec. Many still carry their original low-slope tar-and-gravel roofs or the cheapest re-cover somebody could get away with in the 1990s. When we tear one of these off we usually find two or three layers, original skip sheathing, rusted flashing, and no intake ventilation at all. Those roofs need more than new shingles, and we say so up front.

Monta Vista and the hillside homes

The homes climbing toward Monta Vista, Inspiration Heights, Regnart, and Lindy Lane get the wind, the canyon exposure, and the oak canopy. Debris packs the valleys and gutters, holds moisture against the roof, and in fire season becomes fuel sitting on your roof edge. These addresses need Class A assemblies, ember-resistant vents, noncombustible gutter protection, and a real maintenance rhythm. Some of them also fall in unincorporated county territory, which changes where the permit gets filed.

Commercial buildings on the Stevens Creek and De Anza corridors

Cupertino’s commercial stock is mostly low-slope: office and R&D buildings, retail centers, and mixed-use around Stevens Creek, De Anza, Homestead, and the Vallco redevelopment area. The failures we get called for are almost always the same three things, ponding at the drains, seam or flashing failure at rooftop equipment curbs, and damage from foot traffic by whoever last serviced the HVAC. Sometimes the answer is a full replacement. Often it is a restoration coating and better drainage, which costs a fraction. We tell you which one you are actually looking at.

Newer builds, HOAs, and solar

The custom homes and newer subdivisions around Seven Springs, Oak Valley, and the Homestead corridor come with complex rooflines, HOA appearance standards, and owners who expect the roof to match the rest of the house. And this is Silicon Valley, so a large share of these roofs either have solar or will. The expensive mistake is bolting an array onto a roof with six or eight years in it, then paying a second time to pull and reset the panels. We give you the remaining life of the deck in years before you sign anything with a solar company, and we will tell you if a Tesla Solar Roof pencils out better than panels on shingle.

Had a wonderful experience with Clean Roofing. The staff was knowledgeable, they helped guide us on options. They made sure everything was WUI compliant to help with our home owners insurance. The project leader had wonderful communication, the crew was helpful. They communicated well when they found some wood damage that would require repair. They cleaned up everyday, and were very efficient getting the install done. For such a large expense, it was so nice feeling confident all the folks involved were knowledgeable and competent. I got several bids, and very carefully compared each, and while it was not the absolute lowest, it was lower than many. The quote was transparent and from the research I did the pricing was super reasonable for the work. A+ Would work with again, but I probably won't have to for at least 30 years because the roof is fantastic.

I've used Clean Roofing on several projects. Service and quality has always been top quality. The crews are good, courteous, communicate at every step of the way. Project started and wrapped up when they said it would. They are also technically knowledgeable, this was important when we were doing a solar installation, as it was not a straight forward install, their solar group (Clean Solar), knew more than any other company we spoke to. Clean roofing did an amazing job on our roof, and I cannot recommend them highly enough! They were quick to come out and give an estimate, available to answer questions regarding the scope of work, timelines, and negotiating price, and just as quick to start work once we were ready to go.


Jorge was our foreman, and he was great. He checked in with us in the morning, professional, and super hardworking, as was the rest of his crew, including Pablo, Jorge Jr, and Jesus. They worked hard, stayed busy, Jorge kept us updated. The whole crew was very nice (with 3 young daughters, that was an awesome little bonus). They kept the workspace contained, were mindful of our safety, and worked around our young family clutter and bustle.


Laura was our operations manager, and she kept us updated and up to speed! Rodrigo was our superintendent, and he was very easy to communicate with. He was responsive, timely, and made sure we understood the scope of the work.


That was important because our roof needed more work than the initial work order we laid out. There was a lot of rot in the wood beneath the roof. The original estimate was very reasonable, but the scope of work great 2-3x fold. With that increase in work that had to be done, the price still felt very fair. We were in good hands!


The whole experience was very relieving. We've had rain since they finished, no leaks at all! And they've checked in us to make sure everything was all good regarding no leaks. I'm so glad I found Clean Roofing and worked with them!
