What Los Altos Does to a Roof

Trees. That is the short answer, and it is why roofing conversations here so often turn into drainage conversations. The heritage oaks, redwoods, and the surviving orchard planting that give these streets their character also fill valleys, block downspouts, and keep whole roof planes in shade where moss establishes and holds water against the covering.

Everything else follows from that. A packed gutter backs water up under the lowest shingle courses and rots the fascia behind it. On the sloping lots toward the hills, an overflowing downspout puts concentrated runoff exactly where you least want it. Meanwhile the long dry summers work on the roof from above, pulling the oils out of asphalt and turning older tile underlayment brittle until the first real December storm finds every weak flashing at once.

In this town, half the roof leaks we get called to started as a gutter nobody had cleared in three years.

Under this much tree cover, gutters are structural, not decorative. We install seamless aluminium, and copper or steel half-round where the house calls for it, sized and pitched for real storm volume. Guards matter here: leaf-only screens are useless against redwood and pine needles, so we specify micro-mesh where the canopy demands it. On sloping lots we route discharge properly rather than letting it cut a channel across the garden.

Roof Replacement & Installation

Tear-off and new roof installation for Los Altos homes. We strip to the deck, deal with dry rot and decking properly instead of sheathing over a problem, install synthetic or ice-and-water underlayment, replace all flashing rather than reusing it, and finish in architectural shingle, clay or concrete tile, standing seam, or a synthetic slate or shake profile where the architecture asks for one.

Roof Repair & Leak Diagnosis

Water rarely enters directly above the stain. It runs along a rafter and drops where the framing allows, which is why so many patch repairs fail. We inspect flashing, valleys, penetrations, skylight curbs, slipped tile, and rot at the eaves, then repair the actual entry point. On a wide low-pitch ranch roof, the culprit is very often a valley or the gutter line rather than the field of the roof.

Flat Roofing

A flat roof can often be restored without replacing the entire roofing system. Depending on its condition, repairs may involve removing damaged membrane sections, addressing leaks, replacing deteriorated flashing, reinforcing seams, and restoring problem areas. When the existing roof structure is still sound, targeted repairs can extend its service life without the cost and disruption of a full replacement.

Metal Roofing

Standing seam suits the contemporary rebuilds going up across Los Altos, and it is the most maintenance-indifferent roof you can put on a heavily treed lot, because it sheds needles and leaves rather than collecting them. Copper for bay roofs, porch roofs, valleys, and gutter runs on the homes where those details are part of the design rather than an afterthought.

Gutters are the job, not the add-on

More Los Altos leaks begin at the gutter line than anywhere else on the roof. Debris packs the trough, water backs up under the first courses, the fascia softens, and by the time a ceiling stain appears the rot is several seasons old. Guards are not all equal either. A leaf screen does nothing against redwood needles, which are exactly what falls on half the lots in this town. We specify by what is actually growing over your roof.

Heritage trees change how we work

Los Altos protects its trees, and mature oaks frequently sit directly over the roof we have been asked to replace. That affects staging, where a lift or dumpster can go, how material is moved, and what can be trimmed and by whom. We plan around the canopy rather than through it, and where clearance genuinely matters we will tell you to speak with an arborist first instead of quietly cutting.

Los Altos Hills is a different town, literally

Los Altos Hills is separately incorporated, so permits, site development requirements, and drainage rules come from the Town of Los Altos Hills rather than the City of Los Altos, even though the postal address looks the same. Acre-plus lots, long private driveways, no through streets, and real attention to how runoff leaves your property. Filing in the wrong place costs weeks, and we do not make that mistake.

The orchard-era ranch roofs

South Los Altos and the tracts around Springer, Covington, and Almond are full of 1950s and 1960s single-storey ranches with wide low-pitch roofs and deep eaves. They share a common set of faults: two or three stacked layers, original skip sheathing, no eave intake ventilation, and valleys that were never detailed properly for the amount of debris they now catch. We open a lot of these roofs and the story rarely varies.

Teardowns, rebuilds, and premium specification

A significant share of Los Altos work now sits on architect-designed replacement homes with complex rooflines, multiple pitches, dormers, and materials chosen to be looked at. On these projects the specification is as important as the labour, and we work from the drawings rather than substituting whatever is on the truck.

Los Altos has high solar interest and the usual expensive mistake: panels installed on a roof with six or eight years left, then removed and reset at the owner’s cost when the re-roof finally happens. Had a wonderful experience with Clean Roofing. The staff was knowledgeable, they helped guide us on options. They made sure everything was WUI compliant to help with our home owners insurance. The project leader had wonderful communication, the crew was helpful. They communicated well when they found some wood damage that would require repair. They cleaned up everyday, and were very efficient getting the install done. For such a large expense, it was so nice feeling confident all the folks involved were knowledgeable and competent. I got several bids, and very carefully compared each, and while it was not the absolute lowest, it was lower than many. The quote was transparent and from the research I did the pricing was super reasonable for the work. A+ Would work with again, but I probably won't have to for at least 30 years because the roof is fantastic.

I've used Clean Roofing on several projects. Service and quality has always been top quality. The crews are good, courteous, communicate at every step of the way. Project started and wrapped up when they said it would. They are also technically knowledgeable, this was important when we were doing a solar installation, as it was not a straight forward install, their solar group (Clean Solar), knew more than any other company we spoke to. Clean roofing did an amazing job on our roof, and I cannot recommend them highly enough! They were quick to come out and give an estimate, available to answer questions regarding the scope of work, timelines, and negotiating price, and just as quick to start work once we were ready to go.

Jorge was our foreman, and he was great. He checked in with us in the morning, professional, and super hardworking, as was the rest of his crew, including Pablo, Jorge Jr, and Jesus. They worked hard, stayed busy, Jorge kept us updated. The whole crew was very nice (with 3 young daughters, that was an awesome little bonus). They kept the workspace contained, were mindful of our safety, and worked around our young family clutter and bustle.

Laura was our operations manager, and she kept us updated and up to speed! Rodrigo was our superintendent, and he was very easy to communicate with. He was responsive, timely, and made sure we understood the scope of the work.

That was important because our roof needed more work than the initial work order we laid out. There was a lot of rot in the wood beneath the roof. The original estimate was very reasonable, but the scope of work great 2-3x fold. With that increase in work that had to be done, the price still felt very fair. We were in good hands!

The whole experience was very relieving. We've had rain since they finished, no leaks at all! And they've checked in us to make sure everything was all good regarding no leaks. I'm so glad I found Clean Roofing and worked with them!

Clean Roofing did a great job helping with a leak on our flat membrane roof. I called them about the issue, and they responded quickly, found the leak, and repaired it efficiently. While they were there, they also recommended some preventive cleaning and minor repairs to help avoid future problems, which I really appreciated. Their pricing felt reasonable, and the quality of their work was excellent. Great company overall -- I would happily recommend Clean Roofing and use them again.

Are gutter guards worth it in Los Altos?

On a lot with mature trees over the roof, yes, provided you fit the right kind. Simple leaf screens handle broad oak and maple litter but do almost nothing against redwood and pine needles, which pass straight through or mat on top. Do you install copper gutters and downspouts?

Yes. Copper half-round with matching downspouts suits period homes and high-specification rebuilds, and it develops a patina rather than needing repainting. It costs considerably more than seamless aluminium and it is worth it only where the house justifies the detail. We will give you both numbers and let you decide rather than steering you to the expensive option automatically.

Is Los Altos Hills the same permit process as Los Altos?

No, and this catches people out regularly. Los Altos Hills is its own incorporated town with its own building department, site development requirements, and drainage expectations, even though the postal address reads the same. Work in the Hills is filed with the Town of Los Altos Hills, work in the city with the City of Los Altos. We handle the filing, the fees, and the inspections in either case.

How much does a roof replacement cost in Los Altos?

Square footage, pitch, access, and material set the range, and Los Altos sits toward the upper end because the material choices here often do. Architectural shingle is the affordable option. Tile, standing seam, copper detailing, and synthetic slate all cost more and last considerably longer. One local factor to expect: the 1950s and 1960s ranch tracts frequently hide two or three stacked layers and original skip sheathing under the visible roof, which only becomes a line item once someone gets up there. There are protected trees over my roof. Does that complicate the job?
