Los Gatos, California

Los Gatos Roofing Contractor | Trusted Since 2017

Los Gatos is not a town you can roof off a template. A Craftsman in Almond Grove, a 1970s cedar shake house on Shannon, a hillside property up Kennedy with a gravel driveway and a crane problem, and a downtown commercial building on Santa Cruz Avenue are four completely different projects. Clean Roofing has been doing all four across this valley since 2017.
You speak with the estimator who will actually be standing on your roof. No call centre in between.

What Makes a Los Gatos Roof Different

Almost everything that makes this town beautiful is hard on a roof. The canopy over Almond Grove drops leaf litter into every valley, the redwoods up toward the summit shed needles that mat and hold water like a sponge, and shaded northern planes grow moss as a matter of course. Moss is not cosmetic. It wicks water sideways under the course above it.
The terrain does the rest. Above Blossom Hill the pitches get steeper and the driveways narrower, so staging, disposal, and fall protection become half the job. Any hillside bid produced without a site visit is a guess, and it will change once work begins. Add fire: the hills and mountain neighbourhoods sit in mapped hazard zones, which decides both what is permitted on the roof and what your insurer will accept.
On a hillside property, the roof is the one part of the house you cannot inspect from the street. That is precisely why it gets neglected.
Clean Roofing has worked this valley since 2017. An inspection here means photographs of the actual defects before anyone talks about numbers. Plenty of the roofs we look at have years left, and when that is what we find, we put it in writing.

What Makes a Los Gatos Roof Different

What we do

Los Gatos Roofing Services for Homes and Commercial Buildings

Nine services and one way of working. The inspection standard, the crew discipline, and the warranty behind the job do not change with the size of the roof or the postcode.
Tesla Solar Roof Installation

Solar Shingles & Solar Roofing

Integrated solar roofing in Los Gatos gives homeowners a cleaner way to add solar without compromising the roofline. The system blends with the roof while one contractor manages installation and interconnection. Our solar roofing services combine roofing expertise with modern solar solutions.
Residential Roofing

Roof Replacement & Installation

Full tear-off and new roof installation for Los Gatos homes. We strip to the deck, address decking and dry rot properly rather than sheathing over a problem, install synthetic or ice-and-water underlayment, replace every piece of flashing instead of reusing it, and finish in architectural shingle, clay or concrete tile, standing-seam metal, or a synthetic slate and shake profile where the look of the house calls for it.
Wood Shake Replacement

Wood Shake Replacement

One of the most common jobs we are called for in the Los Gatos hills. Original cedar shake and shake-look roofs are increasingly uninsurable, and replacing one is not simply a swap. Shake was usually laid over spaced sheathing, so the deck normally needs solid sheathing before a modern Class A assembly can go down. We price that honestly at the start rather than discovering it on day two.
Roof Repair & Leak Diagnosis

Roof Repair & Leak Diagnosis

Water almost never enters directly above the stain. It travels along a rafter and drops where the framing lets it, which is why so many repairs miss. We check flashing, valleys, penetrations, slipped or cracked tile, skylight curbs, and dry rot at the eaves and fascia, then repair the cause. Storm damage and emergency tarping included, which matters on the hill roads in winter.

tile roofing

Cement Tile Roofing & Lift and Relay

Cement tile roofs are built to last, and the tiles themselves can often outlive the underlayment beneath them by decades. When the tile is still in good shape, a lift and relay can preserve it: carefully remove and stack the tile, replace the underlayment and flashing, rebuild the valleys, and reset the original tile. It keeps the home’s existing look while giving the roof a fresh, long service life.

metal roof1

Metal Roofing

The strongest long-term option for a hillside property. Metal is noncombustible, carries Class A assembly ratings, sheds needle and leaf debris instead of collecting it, and simply does not care about thirty summers of ultraviolet. Standing seam suits contemporary hillside architecture, and matte, low-sheen finishes sit far more comfortably with the Town’s preference for hillside homes that blend into the landscape.
commercial roofing

Commercial Roofing

Commercial roofing in Los Gatos covers the downtown buildings along Santa Cruz Avenue and Main Street, the offices and medical suites off Los Gatos Boulevard and University, and the retail centres near Lark and Winchester. Mostly low-slope work in TPO, PVC, modified bitumen, and built-up systems, scheduled around trading hours so your tenants and customers are not stepping around a crew.
Gutters & Downspouts

Gutters & Downspouts

Under this much tree cover, gutters are not an accessory. Packed gutters back water up under the shingle courses, rot the fascia, and dump runoff at the foundation on ground that is already sloping. We size and pitch them for real storm volume, route the downspouts properly, and fit guards that handle needles rather than only leaves. Noncombustible options for fire zone addresses.
Roof Venting & Attic Ventilation

Roof Venting & Insulation

Ventilation and insulation work as one system, and treating them separately is why so many attics still run hot with new insulation sitting in them. We size intake against exhaust for the attic volume and put the figures in the estimate. In mapped fire zones we specify ember-resistant vents, because a conventional vent is an open invitation during an ember cast.

How It Works

Our Process: What to Expect When You Work With Clean Roofing

01

Site visit, not a satellite guess

Especially above Blossom Hill. We look at access, staging, and disposal alongside the roof itself, because on these lots that is half the job.

02

Photographs before pricing

You see the defects for yourself, so the recommendation is something you can judge rather than something you have to take on trust.

03

Line-item estimate

Broken out by item, including sheathing and fire zone compliance where they apply, so it stands up next to any other bid you are holding.

04

Town approvals handled

We file with the Town of Los Gatos, flag anything that needs historic or hillside review early, and file with Santa Clara County for unincorporated mountain addresses.

05

Build to the checklist

Forty-five documented steps every project manager works through, so the outcome does not depend on which crew was available that week.

06

Scored before sign-off

Daily cleanup and magnet sweeps, then a final quality review scored internally before we treat the job as finished.

On the ground in Los Gatos

Our Los Gatos Roofing Experience

What we find on roofs here, neighbourhood by neighbourhood.

Almond Grove and the pre-1941 question

The Victorians, Queen Annes, and Craftsman homes through Almond Grove, along Broadway, Bachman, Tait, and Glen Ridge, are the architectural heart of this town. Work on pre-1941 structures can go before the Town’s Historic Preservation Committee, and roofing is named explicitly among the exterior work they consider. That is not an obstacle, it is a scheduling reality, and we raise it at estimate stage. It also means material and profile selection matter: the wrong shingle on a Queen Anne is visible from the pavement for the next thirty years.

Hillside homes and the access problem

Above Blossom Hill, through Belgatos, Shannon, Kennedy, the Highlands, and the roads climbing toward the ridge, the roof is often the easy part. The hard part is a single-lane driveway with a switchback, no flat ground for a dumpster, a roof pitch that requires proper staging, and neighbours who need to get past. We work these lots regularly and we plan the logistics into the estimate rather than turning up and improvising.

Wood shake roofs and the insurance squeeze

A generation of Los Gatos homes went up with cedar shake, and it suited the setting beautifully. It does not suit current fire code or current underwriting. Owners are being non-renewed on roofs that still look presentable. The important detail: shake was laid over spaced sheathing, so a modern Class A system usually needs solid decking installed first. That is a real line item and we would rather you see it in the estimate than hear about it mid-job.

Redwood, oak, and shaded roof planes

Down along the creek, through Oak Meadow and Vasona, and up in the mountain neighbourhoods, tree cover keeps whole roof planes in shade all day. Moss and needle mats hold moisture against the covering constantly. Please do not pressure wash it, which strips granules and takes years off the roof in an afternoon. The real fix is clearing debris, correcting drainage and ventilation, cutting back the overhang where you can, and zinc or copper at the ridge where the exposure justifies it.

Mountain addresses and who issues the permit

Plenty of what people call Los Gatos, out through Redwood Estates, Chemeketa Park, Aldercroft Heights, and the Lexington and summit areas along Highway 17, sits in unincorporated Santa Clara County rather than the Town. Different permit counter, different requirements, and steeper fire compliance expectations. Getting that wrong at the start costs weeks. We file in the right place.

Solar, and doing it in the right order

Los Gatos has strong solar interest and the searches show it, but the expensive mistake is universal: an array goes onto a roof with six or eight years left, and the owner pays a second time to have the panels removed and reset for the re-roof. We give you the honest remaining life of the deck in years before you sign anything with a solar company, and if the roof is due anyway, we will show you where Tesla Solar Roof lands against panels on a new shingle or tile roof.

Exceptional Quality, Professional Team, and Outstanding Results! We recently had our roof replaced by Clean Roofing, and I cannot recommend them highly enough. Our home has a complex second-story roof, but their team handled the entire project with absolute precision and professionalism from start to finish. The project was completed right on schedule, and every single promise made during the initial consultation was kept. The crew was exceptionally skilled, hard-working, and respectful of our property. The finished roof looks phenomenal and has completely transformed the look of our home. The quality of their work speaks for itself—several of our neighbors stopped by to compliment the roof and ask for their contact information, and one neighbor has already hired them for a project of their own! If you want a seamless experience and flawless workmanship, Clean Roofing is the company to call.

Clean Roofing is so efficient. I saw them work on my neighbor’s roof and asked them to replace mine. I also asked my neighbor about the experience; he highly recommends them. My roof was done in a few days, and I recommend this team as well. The workers Tony and his team, their supervisor Rodrigo, and the boss on the phone are all friendly and easy to communicate.

We recently hired Clean Roofing to replace our 30-year-old roof, and we could not be happier with the results. The crew was exceptionally friendly, professional, and thorough—finishing the entire project in just 3 days, exactly as projected. Sergei was fantastic: he speaks fluent English, communicated clearly throughout every stage, and took the time to patiently explain all the work being done. A few highlights from our experience: Transparency: They found and repaired some dry rot, documenting all damaged areas with photos so we could see the issues firsthand. Gutter Work: They installed gutter screens, adjusted the slope to ensure proper drainage away from the house, and shared photos of the freshly cleaned gutters. Quality & Visuals: Sergei even provided drone photos of the completed roof, and the job passed city inspection on the very first try. A quick tip for homeowners: Do a quick walk-around of the perimeter once the crew wraps up to make sure no stray tools or materials were accidentally left behind. Overall, top-notch craftsmanship, efficient work, and outstanding communication. Highly recommended!

Had a wonderful experience with Clean Roofing. The staff was knowledgeable, they helped guide us on options. They made sure everything was WUI compliant to help with our home owners insurance. The project leader had wonderful communication, the crew was helpful. They communicated well when they found some wood damage that would require repair. They cleaned up everyday, and were very efficient getting the install done. For such a large expense, it was so nice feeling confident all the folks involved were knowledgeable and competent. I got several bids, and very carefully compared each, and while it was not the absolute lowest, it was lower than many. The quote was transparent and from the research I did the pricing was super reasonable for the work. A+ Would work with again, but I probably won't have to for at least 30 years because the roof is fantastic.

I had my roof replaced in 2023 and Clean Roofing did an excellent job from sales to installation. They were very easy to work with and responsive to any questions and requests. The owner recently contacted me and asked if there were any issues or concerns, which I thought was very thoughtful. I highly recommend them.

I've used Clean Roofing on several projects. Service and quality has always been top quality. The crews are good, courteous, communicate at every step of the way. Project started and wrapped up when they said it would. They are also technically knowledgeable, this was important when we were doing a solar installation, as it was not a straight forward install, their solar group (Clean Solar), knew more than any other company we spoke to. I would not hesitate to use them again on future projects.

We had an outstanding experience with Clean Roofing from start to finish. Roofing projects can be disruptive and messy by nature, but this team truly lives up to their name. A huge shoutout to the crew: Magdaleno, Erick, Luis, Rolando, Jordy, and Sergy, who were exceptional every step of the way. Their communication was clear, consistent, and proactive. We always knew what to expect each day, and any questions we had were answered quickly and thoughtfully. Scheduling was seamless, and they stayed true to their timeline, which we really appreciated. Even more impressive was their follow-through, every detail was handled with care, and nothing felt rushed or overlooked. What really set them apart was how clean and respectful they were of our home throughout the process. Roofing is inherently messy, but this crew went above and beyond to keep everything as tidy as possible each day. It made a huge difference for our family. If you're looking for a team that is professional, reliable, and truly takes pride in their work, Clean Roofing is the one. We couldn’t recommend them more highly.

Review from Yelp
Clean roofing did an amazing job on our roof, and I cannot recommend them highly enough! They were quick to come out and give an estimate, available to answer questions regarding the scope of work, timelines, and negotiating price, and just as quick to start work once we were ready to go.

Jorge was our foreman, and he was great. He checked in with us in the morning, professional, and super hardworking, as was the rest of his crew, including Pablo, Jorge Jr, and Jesus. They worked hard, stayed busy, Jorge kept us updated. The whole crew was very nice (with 3 young daughters, that was an awesome little bonus). They kept the workspace contained, were mindful of our safety, and worked around our young family clutter and bustle.

Laura was our operations manager, and she kept us updated and up to speed! Rodrigo was our superintendent, and he was very easy to communicate with. He was responsive, timely, and made sure we understood the scope of the work.

That was important because our roof needed more work than the initial work order we laid out. There was a lot of rot in the wood beneath the roof. The original estimate was very reasonable, but the scope of work great 2-3x fold. With that increase in work that had to be done, the price still felt very fair. We were in good hands!

The whole experience was very relieving. We've had rain since they finished, no leaks at all! And they've checked in us to make sure everything was all good regarding no leaks. I'm so glad I found Clean Roofing and worked with them!
Review from Yelp
Clean Roofing did a great job helping with a leak on our flat membrane roof. I called them about the issue, and they responded quickly, found the leak, and repaired it efficiently. While they were there, they also recommended some preventive cleaning and minor repairs to help avoid future problems, which I really appreciated. Their pricing felt reasonable, and the quality of their work was excellent. Great company overall -- I would happily recommend Clean Roofing and use them again.
Review from Yelp
I cannot recommend Clean Roofing enough! Dealing with a roof leak is incredibly stressful, but this team made the entire process so much easier.

Desiree was absolutely amazing--she was always quick to respond and kept communication seamless. Micah was also a huge help, patiently answering all of our questions with a friendly and professional attitude.

When it came to the actual work, Daniel and Eduardo were fantastic. They were professional, punctual, and their quality of work was excellent. It is rare to find a team that combines such great customer service with high-quality craftsmanship. If you're looking for a reliable roofing company that truly cares about their customers, look no further
Review from Yelp
We had a good experience with the roofers who did the work on our house - Rodrigo (project manager), Jorge, Jr, Pablo, and Jesus. They were timely and polite. They worked very hard, cleaned up, and kept me in the loop.
Review from Yelp
Clean Roofing came out and fixed some out of warranty holes in my roof caused by some squirrels or crows. There was some initial miscommunication but it was resolved entirely satisfactorily. Even though it was out of warranty. Thank you !!
Review from Yelp
Miguel, Jose and team took the time and care with our roof to make sure it was the best looking one on the block! We're so happy with their hard work, and really appreciate the way all parts of the process were handled professionally.
Review from Yelp
Everything went very smoothly! All communication was great! The guys worked hard and the roof was done quickly. They cleaned up as if they were never there. The price was competitive, and they finished on time as promised. The roof looks great and we have already been receiving compliments. We also added insulation and they did a fabuous job- very thorough and complete.
Review from Yelp
We had these guys install a Tesla solar roof for us. Very responsive, professional and helpful. I'd definitely recommend.

Los Gatos Roofing FAQs

The questions Sunnyvale homeowners ask us most, answered straight.
Yes. We are among the first Tesla Certified Solar Roof installers in the Bay Area, where the glass solar tiles form the roof itself rather than sitting on top of one. It is a particularly good fit here, because on a house with a roofline worth looking at, a conventional array is an aesthetic compromise most owners would rather avoid. One contractor carries tear-off, installation, and PG&E interconnection. We will also tell you plainly whether panels on a new roof make more financial sense for your situation.
Yes. We are among the first Tesla Certified Solar Roof installers in the Bay Area, where the glass solar tiles form the roof itself rather than sitting on top of one. This has become one of the most common calls we take from the Los Gatos hills. It is not a straight swap, because shake was normally laid over spaced sheathing with gaps between the boards. A modern Class A assembly needs a solid deck, so sheathing usually has to go on first, and that is a genuine cost rather than an upsell. From there you can go to Class A architectural shingle, tile, standing-seam metal, or a synthetic shake profile that keeps the character without the fire risk. We can supply documentation of the completed assembly for your carrier.
If you are in the hills above town, in the Santa Cruz Mountains neighbourhoods, or anywhere on the wildland edge, it is likely. Mapped zones determine what roofing assembly is permitted, and increasingly what your insurer will accept. Check the Town of Los Gatos or CAL FIRE hazard mapping for your parcel, or call us and we will look it up with you before quoting so the compliance items are in the original number.
Possibly. The Town takes pre-1941 structures seriously, and roofing is specifically listed among the exterior work the Historic Preservation Committee considers on historic properties and in designated districts. Whether your project needs to go before the Committee depends on the property’s rating and status. We check that at estimate stage and build any review time into the schedule, so it is a known step rather than an unwelcome surprise after you have signed.
Yes, and it is a routine part of working here. What changes on a hillside lot is planning: where materials are staged, where the dumpster sits, whether a truck can turn, how the crew is protected on a steep pitch, and how neighbours keep access to a narrow shared road. We assess all of that during the site visit and price it in. Anyone quoting a hillside roof without visiting is guessing, and the guess is rarely in your favour.
It depends on the address. Properties inside the town limits are permitted by the Town of Los Gatos. Many mountain addresses that use a Los Gatos postal address, out through Redwood Estates, Chemeketa Park, Aldercroft Heights, and the summit areas, are actually unincorporated Santa Clara County and permit through the County instead. We handle the filing, the fees, and the inspections either way.
For hillside properties, noncombustible and Class A options lead: standing-seam metal, clay or concrete tile, and Class A architectural shingle. Synthetic slate and shake profiles are worth considering where the architecture wants that texture without the fire exposure. In town, tile and quality architectural shingle both perform well. On heavily shaded planes, materials that shed debris rather than hold it will always outlast those that do not.
A straightforward in-town home is usually a few working days once material is delivered. Hillside access, tile lift and relay, sheathing over spaced boards, or a complex roofline all extend that meaningfully, and winter rain will move dates on the hill roads. Commercial projects are phased around trading hours. Your estimate includes a start date and a realistic completion window rather than a vague assurance.
Yes, with no obligation. The visit covers the roof, the attic where accessible, ventilation, and drainage, documented with photographs, and comes back as a written line-item quote you can compare properly against other bids. On steep or unsafe pitches we may use a drone survey rather than putting someone at risk, and you get those images too.
